Our inventory service serves as a comprehensive and detailed record of all contents and fittings within a property, including there current condition.

This inventory is often used at the start of a tenancy, documenting the state of a property prior to being tenanted.

Inventory & Check-In

Our Inventory & Check-In service includes all the benefits of our inventory, combined with our check-in service, creating a seamless handover on moving day.

Inventory / Check-In (Update)

Our Inventory / Check In update service serves as an update to an Inventory / Check In report, which we have previously completed at the same property.

In instances where significant alterations have occurred regarding decor, fixtures, or fittings, we advise choosing our Inventory/Check-In service to accurately document all changes.

Check-Out

The Check-Out service compares the present condition of a property against the condition described on the original Inventory / Check-In report.

Conducting a Check-Out allows landlords and tenants to identify any damage, missing items, cleaning issues or discrepancies.

  • Liability suggestions provided*
  • Fire/Smoke/Carbon alarms tested

Interim Tenancy Inspection

This service, whilst brief in comparison to others, is an important service to perform on rental properties at regular intervals during a tenancy, recommend to be every 6 & 12 months.

Performing an Interim Inspection details the overall condition of a property, it’s contents, damage, neglect and maintenance issues. 

This inspection will also uncover:

  • Any signs of smoking in the property
  • Unauthorised occupants
  • Refuse/rubbish build up issues
  • Any signs of unauthorised pets at the property


Check-In & Check-Out Schedule of Condition

 

These services provide a snapshot of a properties condition at the start or end of a tenancy. These reports focus soley on the codition of a property, with a brief description of all items.

This type of inventory is often used when there is no existing inventory or documentation for a property.

  • Functionality checks including: doors, operating blinds/curtains, running water check
  • Meter readings recorded*
  • Key collection*

Terms & Conditions

We offer a key collection service to provide hassle free inventories. However, a key collection point must be within a 2 mile radius of the property being inspected. If a property is outside of this radius, a small key collection fee will be added to the final invoice.

Any keys provided to a clerk for a check-in will be handed over to the tenant as part of the service unless otherwise instructed. Please note, key handover will only go ahead once this has been confirmed in writing.

Where keys are provided via key safe, it is your responsibility to ensure all access information including codes are accurate and up to date. Severe delays due to incorrect access information may result in additional charges.

Our clerks will greet all tenants in a welcoming, professional manner and will answer any tenant queries they are able to. Please note our clerks will help tenants whilst onsite within reason, however clerks are not fully versed or qualified in the use of property contents, therefore will refer tenants to the respective landlord or agency for further information. If there is any specific information you wish tenants to be given at the point of check-in, this must be provided prior to inspection taking place.

As standard, our services include; Entrance, Hallways, Stairs & Landing (main), Kitchen, Reception, 1 Bathroom, Relevant number of bedrooms.

Additional rooms/areas include but are not limited to; 2ndreception/dining rooms, studies, extra bathrooms/en-suites, gardens and garages/outbuildings, conservatory, basements etc.

Whilst every attempt will be made to retrieve energy meter information, in the rare occasion that this is not possible due to circumstances out of our control i.e. access/location constraints, power related issues and any other external factors, we will notify relevant parties ahead of dispatching any reports. Please note, it is your responsibility to provide accurate location and accessibility information for all services.

The recording of fire labels will only be conducted where applicable, accessible and visible.

Report amendments will be made free of charge within 7 days of a report being dispatched. Please note, any amendment requests made after 7 days will incur a small report amendment fee. Public holidays will not be included in the free amendments 7 day period.

Please be aware these are suggestions only, and are based on an inventory carried out at a specific date and time. Prime Check holds no resposibilty for any changes to the condition of a property post inventory, nor to the status of tenancy deposits.

We understand that from time to time circumstances can be out of our control. That’s why if you need to cancel a booked service, we will work with you to find an appropriate solution. However, if a booking is cancelled less than 24 hours before the appointment time, a cancellation fee of £50 will be charged.

If a property inspection cannot be performed upon arrival due to tenants not having vacated a propery or due to other extenuating circumstances preventing the inspection from going ahead. A cancellation fee of £50 will be charged.
